For Property Managers
One Maintenance Partner Across Your Portfolio
Ordinary contractors fix things. Property managers need the fix, plus the coordination, approvals, and paperwork around it. BMC is built for that.
The difference
We understand property-management maintenance
A repair isn't finished for you until the tenant's been coordinated, the owner can see what happened, and the invoice matches the work order. BMC's process covers each of these:
Work-order tracking
Your work-order number stays attached from intake through invoice.
Tenant communication
Tenant contact details are used to coordinate access and scheduling.
Property access instructions
Permission to enter, lockbox, and access notes captured on every request.
NTE / approval limits
Work stays within your limit. Anything more comes back for approval.
Scheduling
A BMC coordinator schedules the work so you don't have to.
Technician dispatch
The right technician is assigned for the scope.
Before-and-after photos
Visual proof of the condition found and the work completed.
Technician notes
Clear notes on what was found, what was done, and what's recommended.
Estimates
Written estimates for work beyond the approved scope.
Completion documentation
A clean closeout record for your files and your owners.
Invoices
Invoices that reference the property, unit, and work order.
Multiple-property coordination
One partner across your portfolio instead of a vendor per building.

Your software, your process
Works alongside the systems you already use
Keep managing your portfolio in AppFolio, Buildium, or whatever system your team relies on. Send BMC work orders the way you already send them to vendors: by email, through your software's vendor work-order workflow, or through our online request form.
BMC manages scheduling, dispatch, and documentation in its own field-service system and sends back the information you need to close the work order on your side.
BMC does not currently offer a direct software integration with AppFolio, Buildium, or other property-management platforms. Work orders are received through standard channels such as email and our online form.
